Essential Functions: JOB PURPOSE:Reporting to the Associate Vice President for Facilities, Planning and Management the Senior Director, Real Estate and Asset Management is responsible for the overall real estate strategy including the planning, implementing, and managing a wide range of projects involving Wayne State University's real property assets, acquisitions, dispositions, gift property, leases and related real estate agreements. Leads the Real Estate and Asset Management department. Assets include over 40 commercial leases, over 100 campus buildings on over 210 acres; 10 million square feet of property; over 2 million square feet of parking; main, medical and athletic and five satellite campuses; the south and east University Villages, Midtown and the Research Technology Park.ESSENTIAL FUNCTIONS:Oversees all aspects of real estate projects and initiatives including real estate development and planning, capital improvement and redevelopment projects, financial analysis and modeling, due diligence, legal oversight, budgeting, design management, construction, and leasing. Maintains a strong awareness of the evolution of the University to ensure a close connection between broader University objectives and real estate activities. Advises on strategic space planning initiatives to utilize the portfolio with increasing efficiency over the long term. In consultation with University Counsel, leads the University's team in the negotiation of the terms and conditions of a variety of real estate development projects. Coordinates project implementation with various University offices and community stakeholders. Develops and manages an annual operating budgetDevelops and manages partnerships and/or joint ventures between the University and/or its affiliated entities and outside developers in relation to academic, research, commercial, retail, residential or mixed use real estate projects that support the University's strategic goals. Interfaces with city/county agencies and an extensive network of nonprofit and for profit community partners; evaluates public/private partnerships and oversees the university's real estate portfolio. Negotiates, develops, and administers lease agreements between the University and landlords for properties utilized by Wayne State's schools, colleges and divisions.Provides overall leadership and direction to staff. Sets expectations and focus, assign duties, delegate responsibilities, evaluate activities, prepare performance appraisals & professional development plans. Provides coaching, mentoring and teaching. Manages the administrative process for assigned staff including hiring, promotions, terminations, disciplinary procedures, and salary adjustments. Provides ongoing performance feedback, goal setting, and development plans for staff. Plan for future staffing needs. Provides timely communications to staff. Performs financial management function for the department, including planning and oversight of the budget process. Approves revenues and expenditures as necessary.Ensures compliance with University processes and policies; appropriately identifies opportunities for refinement or improvement. Actively monitors market trends for current and new tools/products that improve the smooth and efficient running of the departmentIn collaboration with the Associate Vice President and other stakeholders, establishes and implements short- and long-range organizational goals, objectives, strategic plans, policies, and operating procedures. Defines metrics and reporting tools to improve visibility into cost and performance enabling better business decisions.Performs other duties as assigned
Qualifications: Education: Bachelor's degreeExperience: Minimum 10 yearsMinimum of 10 years of progressively responsible real estate, planning, and/or economic development leadership experience. Experience working in a public agency, nonprofit or higher education setting working with urban communities and/or University campus master planning programs. Broad and demonstrated experience in land acquisition and development planning.Demonstrated experience in leasing and management of various types of real estate projects.Demonstrated experience in financial and market feasibility analysis to assess development and financing alternatives. Extensive experience in property management and conflict resolution involving landlords and tenants. Extensive experience in real estate asset management and leasing.
