The Director of Compliance plays a vital role in ensuring the quality assurance function within the company. The Director of Compliance manages a team of three, with some team members located in Boston; also, this position will be responsible for managing relationships with vendors who provide services to the various buildings. The Director of Compliance will work with POAH Communities’ Senior Vice President/Chief Operating Officer and will collaborate with a broad spectrum of staff members throughout the organization providing customer support, resources, and training. These elements are fundamental aspects of this position.

Assessing needs relative to low-income housing tax credits
Tax-exempt bond compliance matters
HUD subsidy administration
Other forms of debt and related compliance reporting

Duties & Responsibilities
Supervise the Compliance Associate and provide regional compliance support to POAH Communities employees
Serve as a liaison between POAH and POAH Communities’ departments for compliance matters
Implement and manage an audit function for subsidy administration, TRACS and rent collections, and accounts receivable
Complete onboarding tasks for new properties and conduct initial resident certifications
Train and monitor POAH Communities’ use of HUD's EIV system along with creating new policies, and procedures for staff
Remain current on new regulations, laws and technology, and changes to the multifamily housing programs used in the areas of compliance and subsidy administration and communication tools/protocol
A. or B.S. required (Masters preferred)
3 years of relevant experience and knowledge in some or all of the following areas:
Housing and community development, especially affordable housing (public housing preferably) and the regulations and financing applicable to the industry; mixed-income, mixed-use development, and master planning
Minimum of 5 years of experience in tax credit compliance, tax-exempt bond finance, secondary loan or grant program compliance, and quality assurance management
Track record of effectively communicating across a nationwide organization
Proficient in using Microsoft Office, with an advanced understanding of Excel
Experience with producing financial reporting using property management software and asset management solution tool (YARDI preferred)
Knowledge of HUD regulations, forms, inspection criteria, and processes; the low-income housing tax credit program, and bond financing for secondary financing used in affordable housing
Proven track record of working effectively with and managing diverse staff, as well as internal and external clients
Resourceful in solving problems and maximizing resources
